
GRANDVILLE — A Chicago-based developer has begun construction on a 408-unit housing development in Grandville called Rivertown Commons.
The project is located on a 30-acre former greenhouse site at 4612 Ivanrest Ave. SW, just south of a Target store on 44th Street. Based in Chicago Trilogy Real Estate GroupThe Rivertown Commons plan includes 12 different three-story apartment buildings and a range of amenities, including a clubhouse, dog park, fitness studio, pool and sundeck. The project also includes a barbecue pavilion, outdoor fire pits, a games room and a work-from-home studio.
Trilogy Residential Management, an arm of the developer, will serve as the management company for Rivertown Commons once construction is complete. Based in Grand Rapids CD Barnes Construction oversees the construction of the project, which was designed by the architectural firm Ghafari Associates LLC. Based in Grand Rapids Nederveld Inc. serves as a civil engineer.
“We love Michigan as a market and felt the strong surrounding community and malls had a very strong narrative,” said Tim Biere, senior director of development at Trilogy Real Estate Group. “We believe Rivertown Commons will be a great addition to the already vibrant surrounding area and town of Grandville.”
A subsidiary of Trilogy Real Estate bought the property for just over $5.5 million in July 2021. The first phase of construction began this spring and Biere expects some of the apartments to be completed this year. next. Units at market price will include a mix of one, two and three bedroom apartments.
The design of Rivertown Commons will also incorporate existing wetlands on the property, 55% of which will be green space.
“I’m really excited about this project, Rivertown Commons, which is being developed in Grandville,” Grandville Mayor Steve Maas said in a statement. “I love this town so much and am grateful that new housing is being built so that more people can live here and enjoy this beautiful place. Rivertown Commons was designed in a way that respects the natural environment and aims to provide a place conducive to community building and interactions between neighbours.
The development has undergone some “minor” changes since Trilogy Real Estate Group became involved in the project last summer, Biere said. Trilogy Real Estate owns several other multi-family projects in Michigan, including Waterchase Apartments in the city of Wyoming.
“We’re really excited to start seeing movement there and the team with CD Barnes and the other consultants have been great to work with as well as the town of Grandville,” Biere said. “We are really excited to see this breakthrough.”
